The Role
Due to growth, we are currently looking for a Building Services Manager to be responsible for the building services contracts, estimating, programming of the works and organisation of the Assist building team in the Belong Blue Mountains Building Services section.
What you will be doing:
Manage day to day operations of the service and its staff
Provide quotations for Major and Minor Modifications
Assisting the Board, where appropriate and applicable, in the compilation and delivery of Assist's Operational & expense budgets in line with targets set and project manage and complete the Building Services component of the individual job budgets
Manage Compliance reporting to the Board on a monthly basis
Order all PC items that are relevant to Major Modification projects
Site visits on a regular basis and liaise with Occupational Therapists as necessary.
Work in with Administration staff to help with programming and deployment with Assist trades
Collect and file certificates where applicable on our quoting system
Where required and in accordance with legislative and Building Commission, Fair Trading and The Building Act requirements, enter into written contracts with clients where applicable for the Modifications works. Include Home Warranty Insurance for those projects as required
Inform the Board where problems or concerns arise that relate to client wellbeing and safety, Assist staff or sub contractor wellbeing and safety, or any matter that has the potential to have a legal or reputational impact on Belong Blue Mountains Incorporated.
What makes you stand out
Your significant prior experience as a tertiary educated building services or property operations Manager/ residential building, within the construction industry with proven experience project management skills including contract and contractor management combined with well-honed negotiation skills and the ability achieve set goals and forward thinking.
Your excellent understanding of building codes and regulations including AS1428.1: 2021, coupled with sound experience managing safety, risk and contract management.
You will also need exceptional communication and record keeping skills, the ability to develop effective working relationships and have strong skills across the MS Office and SimPro operation system.
Responsibilities:
Carry out all required minor and some major modifications to improve accessibility including
installing grab rails and handrails, small to large access ramps, decking, timber and metal
stairs, as well as working as part of a team on major modifications, ensuring all work is
completed to a high standard
Adhere to all safety standards, accessibility regulations and building codes
Collaborate with clients and Occupational Therapists in the implementation of home
modifications
Provide clear and compassionate communication with clients and their families
Essential Criteria:
Relevant tertiary qualifications in the Building Construction Industry, or a related field.
Hold a current Supervisor Certificate from the Building Commission in order to be nominated as the Belong Blue Mountains building licence holder.
Proven experience in managing budgets, financial planning, and report preparation.
Strong leadership, organisational, and problem-solving skills, with the ability to manage competing priorities.
Excellent written and verbal communication and interpersonal skills, with the ability to build strong relationships with diverse stakeholders.
Proficiency in the use of relevant IT systems and Microsoft Office Suite.
Supervisor Certificate from the Building Commission in order to be the Nominated Supervisor of Belong Blue Mountains licence
Current National Criminal History Clearance and NDIS Worker Screening Check.
Current Driver's Licence and First Aid Certificate (desirable).
Desirable Criteria:
Demonstrated knowledge and understanding of the Aged Care Quality Standards and the NDIS Quality and Safeguarding Framework and AS1428.1 : 2021.
Minimum of 3+ years' experience in a management or supervisory role within the aged care, disability, or community services sector or similar is desirable.
